Verdantas provided geotechnical observation and testing services to support the redevelopment of a 5.2-acre industrial site at 14527 South San Pedro Street in Gardena, California. The project included demolition of existing structures and construction of new site improvements, including truck loading socks, building additions, pavement upgrades, and installation of underground infrastructure such as a stormwater detention system. 

These improvements required careful verification of subsurface conditions and consistent oversight during construction to support structural performance and durability. Grading, excavation, and backfill activities needed to meet project specifications and applicable building code requirements, particularly in areas supporting foundations, pavements, and site utilities.

Verdantas supported the project, working with Rexford Industrial to provide geotechnical observation and testing services throughout construction. The team conducted subsurface exploration, field percolation testing, and laboratory analysis to evaluate soil properties and support preparation of a geotechnical report with recommendations for design and construction.

During construction, Verdantas provided field observation and testing to document that earthwork activities were performed in general conformance with plans and specifications. This work included verification of excavation conditions, observation of remedial grading and over excavation, and testing of fill placement, subgrade preparation, and utility trench backfill. Field density testing was performed to confirm compaction requirements were achieved, supporting the performance of foundations, slabs, pavements, and other site improvements. 

The complete redevelopment was recognized with the NAIOP SoCal "Reposition of the Year" award, reflecting the quality of execution across the project team.
